What We Check

The Full Initial Inspection

Every inspection covers these seven critical areas of your home's electrical system — nothing gets skipped.

1

Overhead Service Cable Condition

Visual inspection of the service cable running from the utility pole to your home, checking for wear, damage, or deterioration.

2

Meter Socket & Service Connections

We coordinate with Delmarva Power (DPL) to open the meter and inspect terminals for corrosion or loose connections.

3

Panel Connections & Breaker Condition

All connections in the panel are tightened and every breaker is checked for proper function and signs of wear.

4

GFCI Receptacles & Breakers

All ground fault circuit interrupter (GFI) outlets and breakers are tested to confirm they're protecting the areas they're required to protect.

5

Receptacles & Switches — Infrared Scan

We check every receptacle and switch with an infrared thermometer to detect hidden heat from loose connections or overloaded circuits before they become a problem.

6

Open Junctions & Faulty Wiring

We look for uncovered junction boxes, improper wiring methods, and any visible code violations throughout the accessible areas of your home.

7

Grounding System

Your home's grounding system is inspected to confirm it's properly installed and functioning — a critical safety safeguard for your entire electrical system.

Why Older Homes Need This

Electrical systems in homes built before the 1990s were designed for a fraction of today's electrical load. Decades of modifications, added circuits, and aging components create hidden risks — especially in overhead service homes common across Delmarva.

Is This Right for You?

Built for Homeowners Who Want Peace of Mind

This plan is especially valuable if:

  • Your home is more than 20–30 years old and has never had a professional electrical inspection
  • You're buying or selling a home and want documentation of the electrical system's condition
  • You've added major appliances, a hot tub, EV charger, or finished a basement or addition
  • You've noticed flickering lights, tripping breakers, or outlets that feel warm
  • You want a trusted local electrician on call without scrambling during an emergency

"Most electrical problems don't give you a warning before they become dangerous."

Loose connections, degraded insulation, and overloaded circuits can go undetected for years. By the time you smell something burning or a breaker won't reset, the damage may already be done. A yearly inspection from Simmons Electrical Services catches these issues early — when they're still small repairs, not emergencies.

Questions

Common Questions About the Plan

Still have questions?
What's the difference between overhead and underground service?

Overhead service means your electrical cable runs from a utility pole to your home above ground. Underground service means the cable comes in from below grade, typically through conduit from the street. Overhead service is more common in older homes, especially those built before the 1970s. If you're not sure which you have, just give us a call and we'll help you identify it.

How long does the initial inspection take?

Most initial inspections take 1–2 hours depending on the size of your home and the number of panels and circuits. We'll confirm a time estimate when we schedule your appointment.

Does the inspection include any repair work?

The initial inspection covers all seven inspection points and includes a written summary of findings with prioritized recommendations. Repair work is quoted separately — with your 15% plan discount already applied. There's no obligation to proceed with any repairs after the inspection.

What does "priority scheduling" actually mean?

Plan members are scheduled ahead of non-plan customers when booking service calls. If you call with a repair need or an electrical concern, you won't be pushed to a weeks-out appointment — you go to the front of the line. This is especially valuable during busy seasons or when you have an urgent but non-emergency issue.

Can I cancel the monthly plan?

Yes. The monthly plan can be cancelled at any time. Your benefits remain active through the end of your current billing period. There are no long-term contracts or cancellation fees.

Do you work with Delmarva Power (DPL) to open the meter?

Yes. For overhead service inspections, we coordinate with Delmarva Power to open the meter so we can properly inspect the terminal connections inside the meter socket for corrosion or loose connections — something most inspections skip. It's an important step in getting a complete picture of your service entrance condition.
